Notice of Public Hearing on Tax Rate – October 8, 2024

The North Forest Municipal Utility District will hold a public hearing to discuss the proposed tax rate for the tax year 2024. This is an important opportunity for community members to learn more about potential changes in property taxes and to voice their opinions. The details of the hearing are as follows:

Proposed Tax Rate and Impact on Homeowners

The proposed tax rate for 2024 is set to significantly increase compared to last year’s rate. The total tax rate is proposed to rise from $0.2500 per $100 of property value to $0.7500 per $100, marking a 200% increase. Here’s a breakdown of the key figures:

  • Last Year’s Tax Rate: $0.2500 per $100 of value
  • Proposed Tax Rate: $0.7500 per $100 of value
  • Increase in Rate: $0.5000 per $100 of value
  • Percentage Increase: 200%

This means that for a home valued at the average appraised value of $200,607, taxes will rise from $460.05 last year to $1,504.55 this year, an annual increase of $1,044.50, which translates to a 227.04% increase in the tax amount paid.

Election to Reduce Tax Rate

The proposed tax rate includes a provision for an election to reduce the rate. If the increase results in taxes rising by more than 8% on an average residence, qualified voters can petition to hold an election to reduce the operation and maintenance tax rate.
